The right sizing of spas plays a crucial role in the profits made by them

The Indian Spa and Wellness industry is growing at a massive pace of more than 35%. All the cities including metros and tier II are seeing a huge surge in investments in this business. But if we look at the businesses critically, we may realize that though there are a huge number of spas opening every month in the country, there might be an equal number of spas closing down as well.

 

The reasons for this to happen can be briefly listed as follows: unskilled professionals, lack of regulations for the industry, and shortage of professionals. Apart from these primary reasons, high real estate costs, improper business planning and lack of support of domain experts are some more critical elements that cause the success or failure of the spa business. In today’s situation, ‘Right Sizing’ or ‘Down Sizing’ ‘Optimum Sizing’ of the Spa is the key to success. These terms not only refer to the actual size of the Spa, but in reality allude to the ‘Sizing of the Entire Business Model’.

 

We will touch upon each area of a business model to make a spa successful.

 

  1. Right Sizing SPACE:

Real Estate (Rentals) costs are a big concern today in any city in India, whether it is Metros like Mumbai, Bangalore or Delhi, or Tier II cities like Indore, Nagpur and Pune. Real estate costs range from INR 50/- to as high as INR 600/- per. square feet. This makes the right sizing of the Spa one of the most important factors to consider. In a Day Spa scenario, an optimum spa size is where you can keep your rentals between 60,000 to 1,00,000/- per month.

 

  1. Right Sizing AREA:

In a Day Spa, it is important to study the market and understand the overall prospective guest profile, their preferences in terms of spa treatments, their spending power, etc., and then decide the right size of the proposed Spa. Today, it is appropriate to set up multiple right-sized outlets in a city (as per suburbs), rather than setting up one or two big outlets in a city.

 

In a hotel or resort property, where there are usually two kinds of guests – business and leisure –it is important to understand the global standards/statistics in terms of expected footfalls. These expected/projected footfalls should eventually decide the size of the Spa. Right sizing is very important in hotel/resort spas, as the spas need to become revenue and not loss centers in these properties.

 

What is extremely critical to understand is that just because you decide to double the size of the Spa does not mean that the business is going to double as well. As per my experience, the business may increase only by 15 to 30%. But your expenses (both capital and operating) will surely double.

 

  1. Right Sizing AMBIENCE and DESIGN:

Any spa, whether it is a day spa or a hotel/resort spa, needs to look beautiful, clean and hygienic. The spa ambience and design has to be functional and not a showcase of opulence. Spas usually go wrong on this area; they end up spending extravagantly on this aspect, making capital investments beyond the reach of recovery. Right sizing in terms of spending on interiors and ambience is very important.  Choosing the right materials – materials, which are easy to maintain and are long lasting – is important. Limiting these costs to between INR 1500/- and 2000/- per square feet is extremely crucial.

 

  1. Right sizing MANPOWER:

Manpower is extremely critical for keeping operating expenses in check. It is very important to understand that being overstaffed or understaffed are both dangerous for the business. To decide the apt size of manpower, it is important to understand the projected utilization of the spa service stations vis-à-vis utilization of the staff. Privacy Practices for Visitors to the Spa Mantra Site

We do not collect any PII from End Users who visit Publisher Sites.

When you, an End User, copy content from a Publisher Site and paste it into another document, the Services that have been installed on the Publisher Site may, at the publishers discretion, automatically append a link back to the original content. We retain records of Publisher email addresses for as long as the Publsher maintains its account.

We retain detailed records of End User activity for a maximum of 90 days. Statistical summaries and data aggregations may be kept for longer periods.

Children

We do not knowingly collect or maintain PII from any individuals – especially individuals who are under 13 years of age, and no part of our Site or Services are designed to attract people under the age of 13. Protecting the privacy of children is very important to us. If we obtain knowledge that a user is under the age of 13, we will take steps to remove that user’s data from our databases.

Our Site and Services contain links to, and allow you to share content on, third party websites and services.
